You got to love Word press – I love Blogger – but I also love Word press for getting my thoughts to the public.  Some don’t care about my thoughts.  But that is Okay – Now that I have been covering what  I have been dreaming about – let me move onto our Stand alone aggregator.  Santa Clarita Moves!

It should prove to be quite popular where Local Business and Real Estate meet.  Yes, Commercial Real Estate also – just in case you are wanting to sell a local business or buy one.  We are not commercial agents – but we do know some very good ones Smile.

Santa Clarita has a lot of Real estate Search options, a lot of agents, a lot of CMS, content management systems, that are trying to sell one thing or another.  They are Guides, Journals, and other names associated with Santa Clarita.

They are all GREAT – I have spoken with the owner of the Santa Clarita Guide – She is wonderful and has the right “play it forward” philosophy when it comes to her operational guidelines.  You can view a lot of information on the Santa Clarita Guide.  We also have been known to send our clients there for information regarding the Santa Clarita Valley.

The Santa Clarita Business Journal, have not had contact with this system owner, but am hopeful that my email’s will be answered.

Santa Clarita Realtors – We put “real” in “realtor”.

It has always amazed me that in this day and age – where information is so abundant with the advent of the internet and wiki – that service providers are still giving non-factual information to those that are enlisting their services.

If you found out something that you were told to be false – it would make you angry.  Now think about something that cost you hundreds of thousands of dollars being false.

We always tell everyone that works with the Paris911 Team to check what we are telling you with another source.  Even if that includes interviewing another agent or team, calling up the local boards of realtors, or calling the National Association of Realtors.  With all of the information in the world being so accessible, as I stated previously, I am amazed anyone gets away with it.

Here is what I think happens – it is the hard close tactic coupled with “high pressure” that is making people rush and sign before validating the information that was relayed to them.

When someone comes to your home expecting you to sign a listing contract when you have already told them you are interviewing others – and press you as if your desires are not valid, that person should have another issue when they wake from a state of unconsciousness.

I am not advocating violence – but attempting to drive home a point.  You are the consumer, you are the one doing the hiring, it is your dime (at least if you are the seller), you should be able to make your own choices without being bombarded with lies and pressure.

The data I compiled has to do with the six cities in the Santa Clarita Valley.

You will notice a trend from having much more inventory – to the current inventory being cut by approximately 40-50% in the last couple of months.  These numbers are derived directly from the Source Data – The Local boards of Realtors.

I am currently on the crapper… Please leave a message…

image Voice Mail for Real Estate?  It is necessary, because when we are with clients in meetings or showing properties I definitely consider it rude to answer the phone.  Our clients deserve our 100% attention.

But I want my greeting at our business offices very short, concise and to the point. 

I want to let the caller know that they have called the right place and it was not a misdial.  I then want to inform them I think Voice Mail sucks, but we have no choice at the time they called.

Thirdly – I want to advise the caller we will return or call them back as soon as possible.

How is that?   Less that 40 words, or there about.  But you will notice if you call around to other agents you might get the “schedule” voice mail.  I return calls between 1 and 2 and again from 6 to 7, that means that agent never answers their phone. 

How about the VM that says we are tied up with clients or finding buyers for our sellers and sellers for our buyers.  Why not just say all of the possibilities – including being on the “john”.  But I digress.

I have had it taught in some of the time management classes to “always return calls”, never answer them.  But what about someone like our team, that do our best to pick up the phone, if we know the number or if we know for sure it is not a “sales” call from a Real Estate vendor of some type.

Here is the bottom line – there are indeed sometimes that we will not be able to answer the phone.  But we try to answer it most of the time.  We are The Paris911 Team and we are Real Estate Head Quartered in the Santa Clarita Valley serving the surrounding communities.

Foreclosure Searches before they are on the Market for Sale by Zip Code

If you are wanting to search for Foreclosures, Auctions and Bank Owned Real Estate before they hit the Real Estate Market for Sale in the Santa Clarita Valley.  You can do that very well at our Foreclosure Hunter Resources.

The Paris911 Team has brought this to you via Foreclosure Hunter and it has a wonderful way to search – you can do so by Zip Code.

How to:  go to Google and type in the City Name you are interest in searching followed by zip code.  Google will give you the zip code.  Take the zip code and type it into the Foreclosure Hunter Resource and you will be given the results of court recordings that cover Notice of Default’s, you will also see auctions and bank owned real estate.

It is instantaneous and will show you the results upon pressing the submit button.  Some of these property listings are proprietary in nature – so you will have to allow me do the recon and send you the specific results.  Which we gladly do without you having to worry about spamming and being set to auto drip from any of our Paris911 and RE/MAX resources.

Santa Clarita Realtor Resources

Santa Clarita Realtor Resources are had at Real Estate Television .TV, we have just placed Rentals for Santa Clarita Valley and for All of Southern California at our Real Estate Television .TV site.

We are not property managers – We do have some great referrals though.  As a person that is looking to rent or least – you will want to be careful that you are not “sold” when you truly want to rent.  I say this because desperate times call for Desperate actions.  Although you have made up your mind to Rent – there might be some that do not have true intensions that are are property managers that do Real Estate Resale as well.  (you can see the conflict)

But as some think there is no issue with Dual Agency, where a realtor represents the seller and buyer on the same home, there are those in the world that are ok with Real Estate agents also serving as Property managers. 

I cannot say if it is all bad – I just want to educate the general public as to how the mechanism works in Real Estate.  I know several agents that also do property management that would never steer anyone wrong and are the most upstanding Realtors in their field.  (A Sun behind every cloud…)

Where do you Search for Homes that are for Sale?

You need up to the minute resources where you can view properties that are directly and readily available.  You can look all you want on the WWW – that in fact is the best source, but how do you make sure you are seeing everything and content that is always up to date?

No third party vendor is going to be as accurate as the Local MLS – in fact, accountability is a very important ideal.  I am not sure who I would call if the data was misleading on purpose when it comes to a Nation Wide Real Estate Search Engine.

But If I saw data that was posted incorrectly by Connor MacIVOR or a member of his team – I would be able to call him and explain how that makes me feel.

Average Days on Market

I have been using Terradatum Market Metrics - it is a fantastic resource for those of us that think the providing of Market Data is the way to provide superior service to all consumers and clients.

If this service were not included as a part of my membership - I would gladly pay for it.

This is an example of the Santa Clarita Data posted on our Santa Clarita Real Estate Blog.

Average Days on Market by Month (AVG DOM)

This chart shows the average amount of time, in days, that it has taken to get a property under contract during any given month. DOM, for any individual property, is defined as the list to the under contract date (either contingent or pending depending on your MLS). The DOM"s of all under contract properties for the month are then added together and divided by the number of properties to get the Ave DOM figure. From a sales rate perspective this metric is an "inverse" indicator, i.e. when the ave DOM is decreasing the sales velocity is increasing and Vice Versa.

The chart subtitle clearly states the percentage change between the first month's value and the last month's value (notice they are the same month but in different years). This "same" month comparison over different years is a popular real estate "yardstick" because there is no "seasonality" involved in the measurement. Thus, any changes that have taken place are primarily due to the market "forces", i.e. the collective behavior of all consumers participating in the market.

Invoking the "linear" trend line helps you recognize whether the rate of sales activity is changing over time or not; and to what approximate degree. An upward sloping rend line indicates an increase in Avg DOM (sales velocity decreasing); a downward sloping trend line indicates a decrease in Avg DOM (sales velocity increasing); and a flat trend line indicates that there has been very little change in the Avg DOM (sales velocity is stable).

15 Tools That Every Homeowner Should Own


 

The following items are essential tools but this list is by no means exhaustive. Feel free to ask during your next inspection about other tools that you might find useful.

 
 

1.  Plunger

A clogged sink or toilet is one of the most disturbing problems that you will face. With a plunger on hand, however, you can usually remedy these troubling plumbing issues relatively quickly. It is best to have two plungers -- one for the sink and one for the toilet.

 
 

2.  Combination Wrench Set

One end of a combination wrench set is open and the other end is a closed loop. Nuts and bolts are manufactured in standard and metric sizes and because both varieties are widely used, so you'll need both sets of wrenches. For the most control and leverage, always pull the wrench toward you, instead of pushing on it. Also, avoid over-tightening.

3.  Slip-Joint Pliers

Use slip-joint pliers to grab hold of a nail, a nut, a bolt, and much more. These types of pliers are versatile because of the jaws, which feature both flat and curved areas for gripping many types of objects. There is also a built-in slip-joint, which allows the user to quickly adjust the jaw size to suit most tasks.

4.  Adjustable Wrench

Adjustable wrenches are somewhat awkward to use and can damage a bolt or nut if they are not handled properly. However, adjustable wrenches are ideal for situations where you need two wrenches of the same size. Screw the jaws all the way closed to avoid damaging the bolt or nut.

5.  Caulking Gun

Caulking is the process of sealing up cracks and gaps in various structures and certain types of piping. Caulking can provide noise mitigation and thermal insulation, and control water penetration. Caulk should be applied only to areas that are clean and dry.

 
 

6.  Flashlight

None of the tools in this list is of any use if you cannot visually inspect the situation. The problem, and solution, are apparent only with a good flashlight. A traditional two-battery flashlight is usually sufficient, as larger flashlights may be too unwieldy.

 
 

7.  Tape Measure

Measuring house projects requires a tape measure, not a ruler or a yardstick. Tape measures come in many lengths, although 25 feet is best.  Measure everything at least twice to ensure accuracy. 

 
 

8.  Hacksaw
These are great for cutting metal objects such as pipes, bolts and brackets. Hacksaws look thin and flimsy, but they'll easily cut through even the hardest of metals. Blades are replaceable, so focus your purchase on a quality hacksaw frame.
 
9. Torpedo Level
Only a level can be used to determine if something, such as a shelf, appliance or picture, is correctly oriented. The torpedo-style level is unique because it not only shows when an object is perfectly horizontal or vertical, but it also has a gauge that shows when an object is at a 45-degree angle. The bubble in viewfinder must be exactly in the middle, not merely close.

10.  Safety Glasses / Goggles
For all tasks involving a hammer or a power tool, you should always wear safety glasses or goggles. They should also be worn while you mix chemicals.

11.  Claw Hammer
A good hammer is one of the most important tools you can own.  Use it to drive and remove nails, to pry wood loose from the house, and in combination with other tools. They come in a variety of sizes, although a 16-ounce hammer is the best all-purpose choice.

12.  Screwdriver Set
It is best to have four screwdrivers: a small and large version of both a flat-head and a Phillips- head screwdriver. Electrical screwdrivers are sometimes convenient, but they're no substitute.  Manual screwdrivers can reach into more places and they are less likely to damage the screw. 

13.  Wire Cutters

Wire cutters are pliers designed to cut wires and small nails.
The "side-cutting" (unlike the stronger "end-cutting" style) style is handy, but not strong enough to cut small nails.


14.  Respirator / Safety Mask
While paints and other coatings have become less toxic (and lead-free) over time, most still contain dangerous chemicals, which is why you should wear a mask to avoid accidentally getting them in your lungs. A mask should also be worn when working in dusty or dirty environments. Disposable masks usually come in packs of 10 and should be thrown away after use. Full and half-face respirators can be used to prevent the inhalation of very fine particles that ordinary facemasks will not not stop. 

15.  Duct Tape

This tape is extremely strong and adaptable. Originally, it was widely used to make temporary repairs to many types of military equipment. Today, it's one of the key items specified for home emergency kits because it is water-resistant and extremely sticky.
